Introducing the Loxley 16′ x 12′ Wembley Insulated Garden Room, a premium garden structure designed to provide you with valuable extra workspace. This garden room comes fully equipped as a ready-to-use office, with external and internal painting (choice of color post-purchase), comprehensive insulation, double glazed windows, and a stylish Herringbone effect vinyl flooring.

Featuring a three-lever lock on the door, in the warmer months you can open the double doors wide to bask in the delightful sounds of nature. All windows are designed to open for added ventilation. The construction of this garden room is not just aesthetically pleasing; it is built to last. The external cladding is made of an engineered wood board that is moisture-resistant, with each wood strand individually treated to withstand moisture damage and insects.

The sturdy construction includes 70 x 44 mm framing to support the cladding. The floor is 20mm T&G, fully insulated with 25mm Celotex, and elegantly finished with the Herringbone effect vinyl. The roof is constructed with 11mm OSB Board and a 1.2mm EPDM rubber roof that comes with a 50-year guarantee for peace of mind. Internally, it is insulated with 23mm insulation and 12mm of MDF.

All internal cladding is made from MDF, a moisture-resistant board grooved to emulate classic cladding. The internal wall and roof insulation feature the YBS Airtec Double insulation, which consists of a highly reflective aluminum foil with a durable laminated surface on each side of an air bubble membrane, providing effective Vapour Control with an R-Value of 1.45.

With a range of paint colors to choose from, your new office is sure to impress your neighbors. The Wembley Insulated Garden Room is a valuable addition to your home, perfect for year-round use whether as a workspace or an extra room. Detailed dimensions are available on the plan drawing.

Prior to installation, ensure you have a flat and level base of sufficient size. Grass, soil, or gravel are not suitable bases as they may shift under the weight of the building. This garden room comes with a one-year manufacturing warranty and a ten-year anti-rot guarantee, providing you with assurance and peace of mind.
